Credit / Budget
A consumer’s past credit performance is a gauge that future lenders will consider in new loan decisions. Do you have credit? What is your FICO score and can it be improved? How and what should be paid first? Counselors can help you find the answers to these and other questions about your credit in private sessions.
Crisis
Nonprofit organizations specialize in a variety of specific services. Referrals are available through most any agency for care and services ranging from shelters, food banks, legal aid, utility and rent payment assistance. Help may be just a phone call away.
Default / Foreclosure Prevention
Homeowners who are unable to make house payments are typically in some type of financial crisis, many times at no fault of their own. It is very important that homeowners contact their lender during these trying times in order to reach a mutually acceptable solution, and hopefully keep their home. Counseling may be required by the lender to insure that the borrowers learn about options and understand the ramifications of various foreclosure alternatives.
Home Equity Conversion/Reverse Equity Conversion Mortgage
HECM/RECM’s are uniquely for elderly homeowners with significant equity in their homes. Because of the affect on one’s estate, this type of mortgage may not be appropriate for all borrowers. It allows elderly owners to borrow a percent of their equity. Monies are paid the homeowner in monthly payments or in a lump sum; presumably to supplement limited incomes, make a large purchase, with no restriction on the use of the money. Commonly misunderstood, this loan requires all borrowers be counseled by a certified agency prior to closing.

The learning continues for homeowners. Counselors are available to answer questions, offer referrals and support new homeowners.
Pre-purchase Homebuyer
How much home can you afford? Is now a good time to buy? Learn how to prepare yourself and your finances for the most expensive purchase you might ever make with guidance from a certified homeownership counselor.
Rehab/Emergency Home Repair
Did you know that city and county governments and some nonprofit organizations offer low interest or no interest loans to eligible homeowners in need of emergency home repairs? Repairs can include heater, air conditioner, plumbing and modifications for persons with disabilities.
